Tenancy Process

Step 1.
Select an agent and sign an agency agreement

Step 2.
Brief the agents about your requirements

Step 3.
Go for viewings with your agent

Step 4.
Shortlist a property that you like

Step 5.
Make an offer

Step 6.
Agree on terms and conditions of tenancy including price, maintenance, duration, etc.

Step 7.
Sign Tenancy Agreement, tenant to submit rent cheque and security deposit, pay agent fees

Step 8.
Complete Ejari registration and transfer DEWA to tenant’s name

Step 9.
Consult Coldwell Banker UAE’s Concierge department for assistance with packers, movers or other vendors.

Step 10.
Move in to your new property and celebrate!

 

FEES INVOLVED:

Security deposit – 5% of annual rent

RESIDENTIAL PROPERTIES:
Agency fees – 5% of annual rent

COMMERCIAL PROPERTIES:
7% of annual rent or AED 5,000 (which ever is higher) if the tenancy contract is signed for 1 year
10% of annual rent or AED 5,000 (which ever is higher) if the contract is signed for 3 years or more

 

ELIGIBILITY TO RENT A PROPERTY IN UAE:

You need to be a resident of UAE

You need to have a bank account in UAE

For commercial properties, you need to have valid Trade License
